Inventory remained elevated in July, with 322 new listings, up 26.3% year-over-year and 12.2% from June. Active listings reached 889, increasing 17.0% year-over-year while remaining relatively steady month-over-month, down just 0.4%. The continued growth in new listings and overall inventory is giving buyers more options across the market.
Market activity strengthened in July, with $78.30M in sales volume, up 35.5% year-over-year and 13.6% from June. 153 units sold increased 21.4% year-over-year and 10.1% month-over-month, while 132 units were put under contract, down 4.3% year-over-year but up 13.8% from June. The median sales price was $349,000, down slightly 0.3% year-over-year and 10.3% from June, reflecting a shift from June's higher median while overall sales activity continued to gain momentum.
